I love my work! And, it seems,while there is never a lack of ideas and things I want to implement, I don't always get it all done. I always remember what my friend, Trainer Extraordinaire, Darryl Davis, told me..."You will never, ever, ever, ever get it all done. You will die with mail in your inbox." Oh, how true. In fact, I know each time I tell a client to focus on what they HAVE gotten done, not what they haven't, it is a reminder for me as well. Nothing is different except the re-framing of it, but how powerful it is to change one's perception.

Vacations do this for me in a wonderful way.Time away recharges me! Like Da Vinci says, from a distance, I can look at all the priorities, dreams and goals and make decisions and determinations with a different perspective. Our 2 weeks in Hawaii gave me a chance to do this. We had so much fun in 2004 in Hawaii, Bub and I decided to make it an annual trip. Two weeks on the Big Island gave me time to read 7 books and play tennis daily. My TO DO list didn't rear it's ugly head and I had a chance to think what was REALLY important to accomplish this year. 

I also used the Passion Test which was a fun and easy way of gauging what is most important and how close I was to fully expressing myself in the important areas. It is a great exercise that I highly recommend! I saw there were a couple of areas where I could give myself a 10 but also a couple that were very low. Being away from the daily pull of the immediate allowed me to think about how to be more fulfilled in the areas that were not getting enough attention, like my writing.

Do you have your recharge time in place? Whether it is a weekly day off or short or long vacations, get it scheduled now. Last year I scheduled a monthly "spa" day and enjoyed a full day at Miraval Resort. The increased focus and energy that are available after a vacation or my spa day indulgence id apparent and, aside, from the productivity element, I am a calmer, happier woman!

ADVANTAGE THINKING: Getting The Listing!

 Is it easy to get listings in your market? In a hot market, listings are like gold! Are you doing everything possible to get as many as you can? If you missed the teleconference last month on Getting Listings and you don't get every listing you want, here are some thoughts to increase your results.

Here are my Top Ten Ways to Get the Listing

1. Don't Waste Your Time With Bottom Feeders At least 15% of the market shops on price and price alone. Unless that is your differentiating piece, don't waste your time with these folks.
2. Discover Their Motivation Find out their hot buttons. What deadline do they have? What is important to them?
3. Know Your Numbers Most agents do not know what their average list to sales price vs MLS or average days on the market vs MLS is. Just showing some charts and how you can better the average is compelling and will impress the 40% of personalities that like lots of detail.
4. Focus on the Net If you have those stats, you should be able to show a seller, in hard numbers, why listing with you will put more money in their pocket. Your marketing will bring more people and drive up the price. It's not about what they are going to pay you but about how much they will walk away with!
5. Have Systems Smart agents rely on action plans, campaigns and checklists to follow up effectively and give good consistent service. Make it automatic!
6. Become a Resource for the FSBOs Most FSBOs will list. It takes time and patience to build relationship and trust, but a system to do this will give you an additional source of consistent listings.
7. Brand Yourself The agent that is the expert in the marketplace is always in demand. Less is more when you focus on a few niches. Narrow your focus and go deep.
8. Know YOUR Strengths What do you do differently or better than anyone else? Life is too short to perfect your weaknesses. Know your strengths and build your presentation around them.
9. Be Obvious Stir up the cosmic dust by connecting with as many people as possible. You won't get as many listings if you sit in the office! Get involved in the community in areas you are passionate about. Talk with everyone you see. Become their resource for real estate information. One in every 10 people you meet is probably thinking of moving this year. ASK!!!!
10. Have Tools That Differentiate You With the age of the average first time homebuyer at 32, the need to be technologically savvy is obvious. Walking in with a Tablet Computer, a good PowerPoint Presentation, and marketing tools that WOW (like the PowerSites) will get their attention.

Here are some of the features - if you look at www.1758indianWay.com you can see a pretty full example of the feature set, and of course can play around with the tools at no cost in your account.
 
Photo Tour- Automatically creates a slide show from your uploaded photos.
Brochures- Each site has a print brochure function that makes a nice looking flyer from the content of the site- great in a pinch for flyer boxes.
Documents- you can load PDF, MS Word or Excel files to the property website; and track who downloads them by asking for  a password or email (your choice)
Custom Content-  The "more information" feature lets you to add custom pages, and offsite links (see www.nambehome.com/MoreInformation.aspx  )
Mapping, school reports and request a showing are automatic.
Floor Plans- upload images of the property floor plans
Menu links- you can control which links are displayed, customize them, and add 3 wildcard links on the menu to open any sites you choose.
Virtual tour- if you use traditional Virtual Tours you can upload them to the site.
 
Here are some interesting marketing strategies:
 
PowerSite as Virtual Tour: in most websites and MLS's you can upload the PowerSite link instead of the VT link: www.1758indianway.com/SlideShow.aspx
 
The closing gift: "give" the website to the new buyer- i.e.. offer to swap out some of the photos of the home for pictures of them moving in... change the tagline to "welcome to our new home" along with the content...  they will send it to all their friends as a change of address/"look at our new home" message - marketing your image directly to their sphere of influence.  You still control the site content- let them know they can contact you any time to change the pictures on their site...
 
Buyers agents:  I have agents using PowerSites for buyers with great success- the moment you have an accepted offer, build a site for the property.  The buyers immediately send it to their friends (advertising you) and you can use the site to manage the documents for the transaction (give the access passwords to the buyer seller and title company).  When they move in you put up photos of them.
 
URL on open house direction signs.-since these are put in major traffic areas, a sign rider with www.1758IndianWay.com sticks with passers-by who don't attend the open house..

The "preview" button for each site allows you to view the one you are working on in action,  you can change the designs in preview mode as well.
